Town Planning Questions Below is a list of the most frequently asked questions:

What is the Resource Management Act 1991?
The purpose of the Resource Management Act is to promote the sustainable management of natural and physical resources through managing the use, development and protection of resources in a way or at a rate which enables people to provide for their social, economic and cultural wellbeing, while sustaining the potential of resources for future generations and safeguarding the life supporting capacity of air, water, soil and ecosystems to avoid remedy or mitigate adverse effects on the environment.

The outcomes of the Resource Management Act are achieved through Regional and District Plans, which create a regulatory framework setting out objectives, policies and rules to guide resource use at Regional and District levels.

Resource consents are required for activities not permitted by these planning documents.

Do I need a Resource Consent?
A planner will quickly be able to ascertain any resource consent requirements for your particular activity or proposal and provide a guide as to the issues, options and steps to take.

Why do I need a Planning Consultant?
An experienced and qualified planner can provide assistance to guide land owners and developers through the often difficult processes and rules of District and Regional Plans.  This can save time, money, reduce frustration, and can also help identify potential landuse of development opportunities previously unconsidered.

A Consultant Planner will endeavour to provide outcomes to meet the needs of clients through investigating options and alternatives generally not volunteered by council planning staff.

What does a Planner do?
Provide a clear response as to the viability of obtaining consents for proposed projects or activities of developments.

Assist with development of strategies to achieve planning outcomes.

A planner is the hub of any resource consent application. They will coordinate the project to ensure all necessary information is obtained   (from other disciplines where necessary, such as engineering and waste water). This will be collated into an assessment of environmental effects (as required by the Act) to accompany your resource consent application.

Your planner will undertake consultation and provide assistance to obtain written approvals of potentially affected neighbours and other parties relevant to the proposal.

All of this will culminate in the preparation of a comprehensive resource consent application to Council on your behalf.
If required your Planner will provide expert evidence and representation at your Council hearings.
